Home Buyers Vanish

Home sellers outnumbered buyers by 51.3% in July, nearly matching December's record gap. The number of active homebuyers fell to 966,752, the lowest level ever recorded, down 2.5% in a single month.

This is not a supply surge. Sellers dipped 0.3%, but buyers vanished faster, spooked by mortgage rates at a one-year high. Nearly 1.5 million sellers now chase fewer than a million buyers.

Miami leads with 154% more sellers than buyers, followed by Nashville, Houston, San Antonio and Austin. Only six major metros still favor sellers. Prices there rose 4.2%, versus 2.3% in buyer's markets.

Mangione's Federal Plea

Luigi Mangione is expected to plead guilty Friday in Manhattan federal court, where he faces two stalking charges resulting in the 2024 death of health insurance executive Brian Thompson. The 28-year-old could still reverse course.

The charges carry a maximum life sentence. A judge already dismissed two counts, including one carrying a possible death penalty. Mangione is separately scheduled to stand trial on state murder charges next month.

A federal plea would let his lawyers argue double jeopardy bars the state case. Prosecutors counter the murder charge covers different harm. The state count carries 25 years to life. What the plea could mean for the state case.

Europe’s Sunset Eclipse

A total solar eclipse swept across Greenland, Iceland and northern Spain on Wednesday, the first to cross mainland Europe in 27 years. Totality lasted up to two minutes and 18 seconds.

Spain deployed more than 33,500 officers as crowds massed for a sunset totality, with temperatures above 95 degrees. Overcast skies and rain spoiled the view for many watchers in Iceland (photos).

Britain saw up to 96% coverage and will not see that again until 2081. A partial eclipse also reached much of Canada and the northern United States, from Alaska down to North Carolina. Live updates from Iceland.

How to reprogram negative thoughts (with pen and paper)

Bad thoughts don't stay thoughts. They turn into habits.

Open a notebook and draw four columns: Thought, Feeling, Impulse, Truth.

  • Thought: "I can't believe I said that to her."

  • Feeling: Shame. Regret.

  • Impulse: Raid the pantry. Open Instagram. Anything but sit with it.

  • Truth: "I love her, and there's still time to make it right."

Writing the thought down strips its power. Naming the feeling processes it. But the third column does the real work, because it shows you exactly which thought is driving which bad habit.

Run it for two weeks and the patterns show up in your own handwriting. Eventually you skip the middle columns and go straight from thought to truth.

The habit dies at the root.
